USDA - 100% Purchases only. Financing available to individuals with-in a certain geographical area and income bracket. Also allows you to roll in all closing cost.
USDA Rehab - Qualifications as above with the ability to roll in costs for repairs on the home.
FHA - 203B - STANDARD - 96.5% Financing available for purchasing homes and manufactured homes. Down to a 530 credit score. **Restrictions do apply on credit scores below a 580.
FHA 203K - Same as above with the ability to finance repairs up to $35,000.00.
HomePath - with Fannie Mae homes - Great for the home buyers and investors. 3% down. No appraisal!! Restrictions apply to the property. Must meet Fannie Mae's criteria.
The HARP Program - New program starting November 15, 2011 - FHFA has made changes to this program. Call for details.
Conventional financing - 90% with mortgage insurance.
